Privacy Policy

NxtGuest is a turnover-coordination service for short-term rental hosts, operated by Hwa Labs, LLC ("NxtGuest"). This policy describes what information the service collects, how it's used, and the choices you have. It applies to the NxtGuest iOS app, the SMS service, and this website.

What NxtGuest collects

• Account information. Your name, email address, phone number, and role (host or cleaner) when you create an account.
• Property information. Property names, addresses, entry details you choose to store (such as door codes), cleaning notes, and the booking-calendar links you connect.
• Booking data. Details derived from your connected calendars, such as reservation dates. Some platforms include limited guest information (such as a name) in their calendar feeds.
• Cleaner information. The name and phone number a host provides for a cleaner, so the service can coordinate work by text.
• Messages. The content and delivery status of SMS messages sent through the service, so coordination is reliable and auditable.
• Photos. Photos cleaners upload or text in to document completed work.
• Purchase status. Subscription state from the App Store. Payments are processed by Apple; NxtGuest never sees your card details.
• Usage and diagnostics. App analytics, crash reports, and device push-notification tokens, used to keep the service working well.

How it's used

• To run the service: detecting turnovers from your calendars, scheduling and coordinating cleaners by SMS and push notification, and showing you the status of each cleaning.
• To understand cleaner text replies: inbound messages may be processed by an AI language model (Google Gemini) solely to classify what the message means (for example, a yes, a no, or a proposed time). Message content is not used to train models.
• To provide support and improve reliability.

NxtGuest does not sell your information and does not show ads.

Service providers

NxtGuest runs on a small set of infrastructure providers that process data on its behalf: Google (Firebase and Google Cloud: database, storage, analytics, crash reporting, and AI message classification), Twilio (SMS delivery), and Apple (payments and push notifications). Each receives only what it needs to do its job.

SMS terms

Cleaners receive texts only after opting in by replying YES to an introductory message. Message frequency varies with the cleaning schedule. Message and data rates may apply. Reply HELP for help or STOP to opt out at any time; after STOP, no further coordination texts are sent to that number. NxtGuest never sends marketing or promotional messages by SMS. Retention and deletion

Your data is kept while your account is active. You can delete your account in the app (Settings → Delete Account), which removes your account and its data within 30 days, or email hello@nxtguestapp.com and we'll do it for you. You can also ask for a copy of your data or a correction the same way.

Security

Data is encrypted in transit, stored with access controls on Google Cloud infrastructure, and accessible only to the parts of the service that need it.

Children

NxtGuest is not directed at children under 13, and the service does not knowingly collect information from them.

Where the service operates

NxtGuest is offered in the United States, and data is processed in the United States.

Changes

If this policy changes, the updated version will be posted here with a new effective date.
